5 Lessons Equity Investors Can Learn From Property Investors

Updated: Feb 10, 2023

We grew up being led to believe that property is the best investment you can make. Why? The value of the property will go up. I guess that's why many believe they are an asset. In truth, many things go up in value. You just have to understand how things work and how they move within the ecosystem. Therein lies the opportunities.

While I am not a fan of investing in property, I think there are some valuable traits property investors possess, that equity investors could do well to learn from

  1. Long term view - property investors don't usually purchase property with a "buy today, sell tomorrow" mindset. Adopt a similar mindset.

  2. It's no longer money, it's a property - property investors will tell you about how many properties they own, not the collective value of those properties. Apply this concept as well. Your 10 shares in a company will always be 10 shares regardless of their value. Once you make the purchase, you no longer need to express it in monetary terms

  3. Don't know the value of their property - property investors harldy check or know the actual value of their properties. If anything, finding this value out usually comes with effort. So much that they don't often do it. Equity investors have the panic-inducing luxury of being able to check and know the value of their investments on any day, hour, minute or even second. Not a good thing for those hoping to hold long term

  4. DYOR(Do your own research) - the property investors I know have a habit of doing their own research, not asking someone else where they should be investing. Retail investors have a habit of asking others what shares they should be buying. It's not a bad thing on it's own, but you must just make sure you have done your due diligence before pulling the BUY or SELL trigger.

  5. Be hands on - the same way property investors tend to be hands-on in their investments. No development regarding the companies you're invested in should come as a surprise to you. Property investors will know when something has gone wrong with their property
